Whether you're planning a small extension, conversion or a larger-scale building project, you will be guided through your home design, from its inception, right through to its full architectural design. These designs are presented ready for submission to builders for quoting purposes and the local authority planning department, if necessary.

You will be in control of your personal plans by seeing your project on 3D design software every step of the way, so that you know exactly what you are getting before you start your build.

Inspiring and creative designs will ensure that you get the most out of your home - originality, style and good design do not have to cost the earth. I will endeavour to get the best out of the space you are creating.

      Initial meeting - free

Stage 1:  Survey, Planning & Design - fixed rate fee 

  • House Survey - site visit to measure up property

  • Planning & Design - to provide design input and one set of drawings; existing and proposed plans and elevations, which can be used for Local Authority Planning application (if applicable)

  • Provide 3D visuals throughout the design stage

  • Once a suitable design and layout has been achieved all amendments and changes to this set of plans are included in the fixed rate fee

     

      Not included in the stage 1 fixed rate fee

  • Additional designs and layouts 

  • Local Authority planning application & O/S maps

 

Stage 2 :   Planning or Lawful Development Certificate application - fixed rate fee

  • Draw up design & access statement, edit O/S maps for location & site plans, complete application form, outlining proposed materials, and submit to the Local Authority planning dept.

        

       Not included in the stage 2 fixed rate fee

  • O/S maps for planning application

  • Local Authority Planning application or lawful development application fee

Stage 3:  Building Regs. specification/quote specification - fixed rate fee

  • Full Building Regulation drawings are not always needed if the project is fairly minor it can often be covered by a ‘Building Notice”. Depending on the project, extent of work and builder’s requirements full specification drawings may be necessary before building commences. If Building Regulation full plans and/or full specification drawings are required I can supply these for a fixed fee - costs vary depending on the specific job ( these are very useful to get an accurate quote from builders)

  • Building Regulation application fees

 

 

 

Stage 4:  Detailed construction drawings - fixed price per sheet

  • Drawings are not always needed if the project is fairly minor, however, depending on the project, extent of work and builder’s requirements, detailed construction drawings may be necessary before building commences - the amount of sets needed varies depending on the specific job.
